Land Lease Policy

Maple Ridge is a land lease community. The land lease offers the flexibility of owning your own home while leasing the land it is on. The land lease fee is $325 per month.

What does the land lease include?

1. Property tax on the land
2. Exclusive access to the community amenities including the spacious community center and landscaped community areas
3. Weekly trash removal
4. Sewer costs
5. Maintenance of the common areas including landscaping and snow removal

The monthly land lease fee will remain fixed for two years. After two years any increase in the land lease fee will be determined by the consumer price index for rent in the greater Cleveland area. Maple Ridge will not raise the land lease fee more than 5% in any given year.
